It's beautiful, nice but not pretentious, beaches are pristine, water is clear and it doesn't have the condo canyons found farther south.

That wraps around Canyon Lake, TX.  

Prices in SLC and provo have risen so quickly and the yields just aren't too exciting. 

I am only 20 minutes from Utah County (Provo-Orem area) and an hour from Salt Lake.

As a builder myself I can tell you they are a lot, unlike small counties (without impact fees AKA Canyon Lake, where i live to build my homes) San Antonio has major ones so take advantage where you can. 

We are going to look into buying a multi-family unit near BYU in Provo, UT to start or possibly elsewhere around SLC if our Realtor finds something.
