Replacing a hot water heater prematurely will cost you not only the price of the new appliance, but also the cost of installation.  

Over sizing and under sizing a refrigeration system can drastically raise electrical costs and cause the unit the prematurely fail.

There is the extra cost of electricity, which can be pretty high depending on how efficient the fan is on your furnace, but I would also worry about prematurely wearing out the furnace motor.

SO its a good tool to have.This is a little premature since I haven't closed on anything yet but here are the results of my research and input from BP so far.

The vote resulted in a June 31st, 2020 deadline for permits to be filed but no mechanism for issuing them through the Dept of Neighborhoods as they are as surprised as the public by the vote.My recommendation is to hold tight and let the ordinance be defined, Larry Sykes has already given verbal assurance the deadline is premature and being adjusted.
