Fellow STR owner/manager from TX.I do think there is value in having some pre guest documentation in the event that you have a guest come in and make false claims about cleanliness, etc. 

The human race has historically been poor at predicting future, so it's wise to prepare for multiple scenarios.Mortgage rates in 2025 may decrease slightly if inflation stabilizes and the Federal Reserve eases rates, though they are unlikely to return to pre-pandemic lows.

So I'd be pulling equity at 9% and only get paid 5% if I used the HELOC and kept the cash in my high yield account. 

Borrower has the 3% loan in place for the duration, and 14% investor can be paid off with increased rent in say 18 months.  

There are some ways around this, but it's not in your best interest.The fact is, a buyer's agent doesn't get paid unless you buy a property.

Make sure it says they are all responsible for ensuring the rent is paid, not just the one. 

I saw on line wholesalers talking about wholesaling pre foreclosures many states have very strict rules on dealing with homewoners in foreclosure. 

You forgot to say, or I missed it, how much you paid for the property.

I was able to replenish emergency fund money I had to dip into for furnishing, was able to pay off a hot tub, was able to replace 2 garage doors and paid for a larger repair this year.

and also, what is the pre-payment penalty on the DSCR loan?
