You better hope and pray anyone who has paid that fee was lying about it being a service animal, because if it was a legitimate service animal you violated the Americans with Disabilities Act and they will fine you up to $75,000 for your first violation.

What if they cannot furnish the P&L or the T12 (also, are these American terms? 

First American would not insure for 5 years..but this is where relationships come in.. we were number one client at fidelity and they would insure us right away.. within days of the TAx collector deed being recorded  usually 2 to 3 weeks post sale. if you walk in off the street and are a one off client..

Title company First American says they have no involvement in negotiations between 1st and 2nd lien holders. 

That includes many American home owners as well. 

I think it would take me about two weeks of diligent searching to grasp a certain market - but I would need the help to discover recent sales, etc..It’s a treasure hunt; fun, exhilarating, and pure American Dream stuff.

this is just the real estate version of the Nigerian prince scheme we have all seen over the years... they use BP   Linkdin  facebook  to troll for those that ask for money then respond.. and believe me it works with not only newbies but real estate professionals as well.. some of the better scammers are pretty good at this.I suggest you watch this one episode on American Greed.. its was on Remmington financial.. and you can see how pervasive fake lenders are ..
