Expressed differently, OP's motivation to do this conversation, assuming they aren't being foolish, SHOULD lead to increased cashflow, which SHOULD translate into a value that's far higher than what Jane and John the first time buyers would have paid for the home, pre-conversion (which, due to the principle of substitution [if Jane and John could get this other similar home for $500k, why would they buy yours for $650k?

I'm obviously just making the last part up but that would materially change what makes it a good deal for you but not Jane who lives across the street from you.Unless there's a material (personal) reason why "want" ranks so high for this property I'd wait.

If it were that one could just get any B+ property and get that great average Jane/John Doe tenant and post 10cap+, Wallstreet would be bankrupt because all the $ with half a wit would be a landlord.
