I would scratch my head as well if I saw some guy from Nowhere, Maine talking about a sub-market in TX as well.

I'm a buy and hold (sfh rentals) guy here in illinois about an hour south of chicago (just the suburbs so not really the suburbs of chicago). 

One guy I worked with...an old friend, actually...was petrified of taking on more debt until he snagged a short-term rental in Austin that practically doubled his monthly cash flow after a few months.Now, let’s not sugarcoat it.

I said the same to the other guy, in the other thread. 

I can give you the direct line to the guy I use at a national firm on all of my rentals. 

I would only out of state invest if my boots on the ground guy is someone I can truly trust. 

Ended up hating it and lost my butt getting rid of that thing. 

Those people tend to learn the newbies want the world and complain they are not directly talking to the big guy or gal and the salespeople for the course leave and say it's too hard or not what they thought. 

I was also a Dave Ramsey guy at the time and thought debt was bad.
