When I was in high school, I learned a little about wall street traders.

Suppose I find a house for a friend to buy and I purchase an option on it for ex. say 90% FMV less minor rehab at most and resell option to friend for say 10% plus I'd be funding it for him until I sell his house for a nominal cut.

However, I suspect many might take this as an opportunity to "buy the dip" in real estate here as one might say for stocks (I am also an equities investor/trader).

When you take out a loan from the bank for a real estate investment ( for ex. a multi-family home) and you decide to buy and hold.

I'm also planning to invest into Forex before the summer of 18'.

If I was in a market where buying more rental property didn't make sense, I would probably eliminate the little bit of leverage I have, as I'm willing to trade rate of return for principal protection, which is really what you're doing the greater your cash position - not to say your principal can't be compromised (i.e., the house goes down in value), but that you stand lower chance of losing the asset altogether (i.e. you can rent it for really cheap if you had to, or it can be vacant for months because there's no note/a small note to pay).

I have a lot of off shore clients.. they need a US LLC with a US bank account that's how they cash their proceeds checks.. or if you can get the title company to do it they wire funds or do forex exchange if this title company wont do it then there is only ONE option.. cash the check in his home country. 

Forex is great, and has returned really well for me so far.
