My father has flipped a few houses several years ago so we have a basic understanding of what we are getting into as far as what to look for and what to expect in the renovation process although we know there is much to learn.

The property is a SFH and we are trying to decide whether to flip or use BRRRR Strategy...my question for BRRRR is if it would be best to put the property in our name and do a cash out refi post-rehab to pay our lender back (her father), or potentially keep the property in the lender's name and purchase the property from him using a conventional loan after the rehab.

My father recently sold his lot with a triple wide manufactured home on it, on Bainbridge, and I have a verbal contract with the buyers to get the manufactured home off the lot in 2 years.

My father told me I have to do it in increments or I will be taxed heavily and thus prolonging my strategy.  

We have never spoken before, he only has contact with my father.

The family ( mother/father in there mid 30's and 3 year old son) said they felt fine and no one vomited so they didn't go to the ER.

I don't want to divulge all the details for the world to see, but basically my father left me an asset when he passed away and a couple of moves with that asset allowed us to book a huge Capital loss carryforward, which I finally got to use with this sale.

My father is a life long carpenter and he has a large problem with the photo i have attached. i was wondering if anyone could give me input on the situation.
