We live in eastern Massachusetts and the pricing for multifamily homes or single-family homes are pretty high  in comparison to the rental income except in some of the more urban  and higher crime areas.  

The appreciation there is greater than Eastern Washington due to jobs.

Potential wholesalers/partners/portfolio lenders in central/southern NJ or eastern PA would likely be my next step, if there are any recommendations.

Currently living in Hillsborough, NC and I have a few buy and hold properties in eastern NC.

Also the information often seems outdated.Check out this article from Inman ... https://www.inman.com/2016/05/18/zillow-ceo-spence...explaining how the CEO of the company sold his home for way way less than the Zestimate.I've been at conferences where even the Zillow staff says it is the number people love to hate.For me it is a conversation starter....not one that is supposed to be accurate.

This may seem a little obvious if you look at a map, but North Highland Park is actually at the eastern end of Northside and the area directly north of Highland park is a much different market than North Highland park proper.
