If you've done all that, its not too hard to enter the info into a tax preparation program.

For me, it wasn't a book that got me into this but it was a conversation I had with a client while I was a financial advisor working for Merrill Lynch.

I'm interested in flipping, and short-term rentals at the moment to build good cash flow, then pivot into more of a buy-and-hold/appreciation play 10-15 years from now.

That said, I wouldn't let projecting rates factor into my decision as much as whether or not you want to pull the extra $$ out.

@Jesse Simmons  I did a similar deal as this in the past. 

Keep in mind if you are renting a house to a company you can write whatever you want into the lease. 

@Jose Mejia this is pretty simple to do. 

I'm seeking advise from people who may have been down this road before on whether we should seeking other financing methods to go LLC to LLC or quit claim the lot back to our personal names to satisfy the 1031 exchange rules.
