i'd suggest speaking with some local biz/commerical/ag lenders and see if they can give you a few names from their land surveyor vendor list.

But I hear a lot of advice saying that the loaning structure is split based on units, whereas I understand it to mean that while you're forced to go commerical at 5+, nothing is mandatory at 4 or less.
