We sold a 7 plex two years ago for $800k-.

This past year, 2023, I bought a four-plex in Los Angeles and an SFR in Porterville (Tulare County, very close to Fresno). 

We initially were looking at 3-plex properties but they are mostly listed close to $650k.We saw and have interest in a 4-plex in Irvington, NJ listed at $700,000, fully occupied.

Dan Gilbert (also a huge catalyst for the city himself) moved the company from the suburbs to downtown Detroit in 2014, I believe.There are three casinos in Detroit that are big employers and tax revenue generators. 

To expand on that, you should look for a 2 to 4-plex and get an FHA loan to buy it with 3.5% down.

Our goal is to move to a smaller town with a university branch and purchase 4 plex or duplex investments for student rentals, and this is one type of investments we are interested in because we will be local.

But to start off, I'd like to find a 3 or 4 plex, value add, House Hack in Chicago at $800k or lower but can appraise at 20% higher.
