Biggest lesson learned is to have pictures of your TV and DVD remote controls on your phone, so that you can reference them when trying to explain to a guest how to use them. 

Re-hab’d for a partner in Sacto, CA back in the 80s - before Fix-N-Flip existed on TV - he had the money, I had the construction skills.  

And expect Apple with their east coast headquarters to scoot right in and gobble up one of the other sites in the DC area that lost out.

However i am in the business so its not really apples to apples to compare to most of the investors who are working a job and investing on the side..

Im sure there are bad apples, but if you screen properly it can be easier on you long term.The hud inspectors are only checking to see if items are to code. 

If there’s a non rehabbed property that is otherwise apples for apples that sold for $93k and yours is fully rehabbed I would certainly be expecting an appraisal above that.
