@Ben@Ben Leybovich undefined should address this.You may want to ask the seller if he would mind if you earned a bird dog fee, an assignment fee, get the property under contract, and assign it for $20K, don't get greedy.

hmmmm not sure how they can pull a absentee list off the MLS BUT there is a property profile service that accompanies the MLS login (at least in So Cal) which is called Realist and from there absentee owners can be pulled.

Here in Arizona they're everywhere, in Phoenix we have people we know as "snow birds" they come down here to escape the winter weather from Canada and all over the country, they usually ether own a home here or are looking to rent.In northern Arizona we have cooler weather, sceanic mountain views, and quite simply it's just beautiful.

Marc can certainly answer that, I'll give him room to do so.Dawn, part of it is the old a bird in hand is worth two in the bush, a limp sum today today is worth less than receiving payment or that sum in the future, and future payments being paid in cheaper dollars.
