As @Charles Carillo said, you can make the most of that time, but most people just waste the 4-5 years and then end up doing something unrelated to their degree field anyway.Maybe look into a Trade School, like an electrical one....nice clean work that pays really well.

If eviction takes three months, I would set the closing date for 4-5 months so I have time to complete the evictions and still conduct my inspections after.I would ask Seller to sign a master lease, giving me authority over the property during the time we are under contract for the sale.

I think one place to consider is Sherman/Denison area.Lots of growth coming that way.It's about 45 minutes north of the main DFW Metroplex, but plenty of people commute and there are plenty of demand drivers there.
