If it is tucked away it may be hard to generate interest from people for any use. 

A few hours work could save you a whole lot down the road when you find out that you promised to never sue even if everything goes wrong, or you promised  some unreasonable amount of liquidated damages, or you promised that you would take responsibility if the place burned down before the sale was finalized, or a whole lot of other things that are comfortably tucked into that contract.Remember, there is no such thing as standard or boilerplate language in a real estate contract.

Needed a new roof, siding and it was tucked behind two other homes not well kept.

Depending on ductwork, you can be creative and hide it in the closet or tuck it in a corner without losing much space.

Location isn't bad, isn't great, a basic large apartment block area and a fourplex tucked in among them.

I also had a lot of issues with a flat roof in Berwyn where the ice actually affected the tuck pointing down multiple walls and caused us a lot of headaches.

There are some tucked away in other neighborhoods as well, just wish Charlotte had built and developed more of them over the years as they have in other cities.

(No dimly lit blocks tucked away somewhere).Once I get the list, I'll work with my partner, who can better estimate what a rehab will cost, to make sure we're in the 70% (I'll take that opportunity to start learning how to estimate a rehap... checklists will become my best friend).

That market is largely foreign money tucked under a mattress, so I don't see much distressed opportunity anywhere you would want to own regardless of the outcome.
