I did not find other liens, taxes are up to date.Since 'there is no meat on the bone', is there any deal to come by here, considering the owners are in distress and may be heading into foreclosure?  

But other front-range cities like Lakewood, Arvada, etc. don't have laws but appear to be heading toward restrictions similar to Denver's.)How lenders and underwriters will view this still-in-flux market will be interesting to watch. 

I'm thinking that if I was already investing from out of town, I wouldn't be headed towards Raleigh.

I found real estate about a year ago, and willing to do the work i got my real estate license i have about 4 months left on my term, but once done ill be heading back to Mesquite TX, a Dallas county for anyone that does not know where that might me.

I don't anticipate it being worth a whole lot more than what I bought it for.I don't think I'm going to be headed back to Dallas but I will be in Texas forever.
