The only draw back I have seen is they are hard to fill during the winter months.

I have been booked this winter solid but it's pretty barren past April and we aren't seeing a lot of inquiries right now for the summer.

The parking is a little bit more important because we have off street parking in the winter.

Seeing you're up Northeast as well, with areas that have both lakes for summer fun and slopes for winter, I think you'll be OK in that regard. 

Leather is expensive but may be more durable.
