Most (not all) of the podcast guests started their investing post RE crash (you can confirm) ... if you started investing in, say 2010 or later, then all you've seen as an investor in blue skies and green pastures, and then of course you are going to say that leverage is the greatest thing since sliced bread because it has been great (so far) for them.

Was wondering if you still felt this was a strong market to invest in or do you only invest in the Greenly area?
