You will have to hire a securities attorney to work with and guide you through the legal structure as well as the legalities of the capital raise.Bottom line, it's totally possible to raise the funds, but you need to have the right structure in place and a track record to support it.

(Irregardless of the actual law, it would arguably make total sense if the landlord could keep the deposit until the end of a fixed term lease, as security for the outstanding rent payments that the tenant is obligated to pay; but what makes rationally sense is a whole different topic as laws not always make sense.)

Expenses include maintenance at $200/unit or $800 total (Courtesy Patrol, Exterior Building, Grounds, Insurance, Water and Sewer) and water averages around $125/month total.
