I actually just shot a listing agreement over to someone for a Glenville property today.

As said above, we were stupid, the properties were gone too fast, so we kind of jumped to the properties we like right away.

This strategy does not work if you're the average investor with a job that is not related to day-to-day management of your investments.

Hello BP,We recently acquired a condo in  Falls Church,VA area through court house for flipping.The owner/occupant was a old lady did not move out after we purchase the unit.While we are in legal process to get possession, i received a call from the HOA today that the neighbors of this unit observed a foul smell and called the police to see what is going on.we are breaking the lock as soon police arrive and get into the property.The smell could be from the leftover food or could be anything.To prepare for a worst case, i am trying to understand how to deal with the situation and get some affordable master cleaner referrals.Thank you,Vinod.

Today I did a tour of a number of my properties with a long stick and evicted about a dozen paper wasp nests. 

The pay is higher, but you do have to involve in day to day managing it & clean it.On Airbnb, Don’t rent to local people.

A mortgage broker told me today that selling it any time soon could result with an investigation for loan fraud. 

Had our credit unit do a HELOC on the investment property, pulled out 85k then took 21k of it to use for closing cost on new property which settled today.
