@Jake Stuttgen my short term goals will be to start with wholesaling to build capital to use for investing.I was speaking with someone at a local REIA event last night and they mentioned the BRRRR (not sure how many R's haha) strategy which sounded like a logical next step to learn and implement.I'm open to any advice of course and any direction people can provide!

The area is zoned R-6 so from what I have read/heard, it is nearly impossible to have the rowhouse rezoned as a legal duplex.I have friends in other geographic areas that have non-permitted units (looking at you, Chicago!)

@Nick KimmelThere are a few different drop ins for r-22 most use either nu-22 which is a direct drop in but you can’t mix with the old r-22.

It is currently zoned as R-3 and I’m thinking of subdividing into 50, 2 acre lots for SFR’s.

@Greg Dickerson Thanks Greg I own the vacant lot too there is only one on the street. we r in a booming area with the growth of gas and oil workers flooding the area and and there is a bridge being built across the Ohio River 1/8 mile from my buildings. there is not any place for breakfast in my town and the next town.
