When I hear this during an intake call, I point to my favorite data on Redfin -- the source of migration into all markets.

The HOA told me they require a sound dampening rating of 67% for upstairs units, and I ended up getting CoreTec ProPlus which has a 57 STC (sound transmission control) rating (I had to call the manufacturer to get that info). 

I decided to start hustling and start making phone calls and sending emails to national brand retailers that already have some freeway locations in different regions on the OKC map and see if they are still expanding to other locations. 

We can't prove anything from our angle and she is always the one who calls us.
