Now today on the 20th at 130pm with a close tike of 3 pm, the underwriter decides that they don't like that because I'm so young and so fat have only been an authorized user on a credit card (having been renting and paying for utilities for a year though) and haven't been making the payments, that now I would need to have a cosigner (which doesn't really work since everyone I know have too many write offs) so now I'm in limbo while I wait to see if there's any other solutions.

Assuming he actually got the majority of his capital back in each of his 10 or so BRRRRs (which seems to be the case) he's likely accumulated a good amount of equity and is benefiting from debt paydown and tax advantages (with potential appreciation and improved future cash flow once the properties are stabilized being nice-to-haves if they happen).

Anyone else hear of passed legislation mandating the property managers in addition to property owners are now responsible financially for any repairs not done on properties, taxes not paid and rental certs not submitted/paid for, lead based paint fees/apps and required work, HVAC certs every year and proof utilities (water/sewer) as paid, and general compliance matters?
