I've been studying real estate from about 8-9 months now, and I love the business.

I'm probably going to go this route with a FHA loan later down the road, just haven't found that right property yet and i want to study little bit more! 

If you haven't learned the fundamentals, study those first, then work vacant house and high-equity foreclosures where motivation and complexity may not be so great.If you have some experience, you'll need to learn the probate process in your state. 

All three parties have signed this contract that states that I have the right to inspect, examine, study, etc. as long as I give reasonable notice.  

And the Globe 5/17/15 beat me to it with a study today by Brenda Buote and the US Census – They’ve calculated the Percentage of Home Owners spending above 50% of their Income on Housing.

I have researched and studied the past 6 months and I am ready to start investing.

Grab some more books such as Home Improvement 1-2-3 (from Home Depot) and study up. 

Getting started without using hard money seems to be the most difficult part even though a few of these auction.com deals have plenty of profit if your selective, study comps, know the property issues, etc.

Having a soil engineer do Level 2 study would be a good start if that hasn't been done already.
