I've used them (not sure if I can name, but starts with an R and ends with an A) on about 6 or 7 of my deals so far and its true 100%, no money down financing.The only catch is that they cross collateralize against other properties you own - including your primary residence.But they close and are very thorough.Their appraiser and rehab inspectors are very good too.

I'm also not looking to buy $260mil worth of property at one time, it could start with a property for $50k, I though ideally would like to start higher to grow faster.  

I am very passionate about time and financial freedom so that I can be the husband and father that my wife and children deserve.I will admit, the idea of actually starting is pretty frightening, but the thought of never starting due to the fear of failure is even worse.

Question is should I pay off the down payment loan (7/1 ARM) early or put that money into savings and just refinance the ARM at end of the term?

Please let's start thinking not everyone going to make it.we can't save everyone but we can better few life by supporting more initiatives like that, by helping the gouvernement make it better. 

I'm a wholesaler/flipper and it's been going well but I'm now trying to start grabbing prospects from the tax deliquent list that I grabbed from my county.

I typically tell my landlords to have the tenant start with whomever does their auto insurance.
