Prospective client is renting as a guarantor for mother in law to live nearby him, proposing to do a 2 year lease, mother in law who will be the occupy is retired so all credit check and income is based off daughter and son in law.  

Investors will pay MORE to have a predictable, stable asset. 

Credit in 700s, plenty of reserves in retirement accounts to cover 2x purchase price.

He apparently can't afford to retire until 70+ so somewhere he lost himself in the theory & abandoned the drive to achieve one of the most important goals we all have.

Playing the long game in a stable market is smart.

Overall the tenants has a stable job, great credit score, has been been paying before time and very responsive.

(still aren't sure if we'll flip or hold).I am trying to structure an offer that, both, makes our investment worth the return AND isn't offensive to this retired gentleman and his wife.

@Hjalmar De Boer We have a very strong long term rental market in the area are wanting a second home in the area for vacationing and retirement destinations, but they may not be completely ready to go forward with a purchase.
