I believe that you did not adequately screen this tenant and you will unfortunately now have to pay the price in both money and stress.

Stress to the people you speak with that communication, good, bad and timely is important.This is a very personal endeavor and you need to build your team around you to get your deal over the goal line.

Also having a job to pay the bills while you get your wholesaling business on track relieves a lot of stress.

Have them fill out an application if interested3) Followup on references, do credit check4) Let tenant know you've selected them and sign leasing papers5) collect deposits and first month rent 6) Meet with them to do move-in inspection and any other paperwork required7) give them the keysI find selecting a tenant to be the most stressful part of the real estate process but trust your gut and your instincts and you'll probably do great.
