Selling the contract would essentially be wholesaling, which is tough with new construction, as the contracts typically aren’t assignable, and it would be hard to find a buyer even if they were (typically wholesale deals need to have some skin on the bone for the buyer, better than retail or new construction pricing because the buyer can do just as well or better on the open market).
