This was pretty shocking since I had no idea and neither did the person whom I purchased the rentals from (6 years back).

This also shows the danger of "being nice" and not raising rents annually in line with market changes, that can lead to situations like this where its a rent shock all at once that leaves everyone upset (if you would have raised gradually over the past years, it wouldn't even be an issue)

Maybe we'll have some sanity shocked into us then.In my mind, the worst that can happen is that I'll lose a couple thousand per year in property taxes for 15-20 years (I'm hoping they won't dare to raise them unless the population starts growing).

Realtors with jacked up credit that are behind on their taxes and can't themselves get a mortgage (shockingly common), guess what those clients, and their realtor buddies, and those realtor buddy clients, all look like... realtors sometimes don't like it when I say things like "introduce me to your realtor buddies?"

So I literally made money on settling this duplex.And the biggest shock: I found out after I signed all of the paperwork that my upstairs tenants are Section 8 Tenants! 

I may be shocked when I start buying in FL, but I still don't like the #'s I have to do better than that, or find another way to make money!

On top of all that he sends me zero listings I have to find all the houses and send him the MLS#s.I had talked to two other realtors at open houses on Sunday and they were shocked he behaved this way. 

If you get a chance to just drive through Fayetteville, go through some back neighborhoods near Ramsey St, then drive out to Hay St, take some of the back roads there and cruise through a couple of those neighborhoods, you will be pleasantly shocked.
