How do some of you wholesalers see the best return on investment for your marketing dollars?

The one thing I'd add is that I'd really want to see the description of that 275k comp.

I also pick rents up in person (gives me face time at least once a month to check for any issues they need addressed, and I also get to see the unit close up).

You see, the trainer sets the height at which the flea will jump.

The next year when I started working on our 2nd RE investment she was a little more interested and now that I’m working on our 3rd RE investment she is showing even more interest.My point is - now that she has seen the monthly positive cash flow and can see the potential she is showing more interest with each investment.

This past Friday I came down to see the house and have a professional inspection done.  

I was not sure if it was my lack of experience not letting me see the value, or the truth that it wasn't a true deal. 

I often write offers before I even have time to see the property, so you need to have your pre-approval letter or proof of cash funds ready to go.
