Routine maintenance is key, and your renters are unlikely to do it for you!

The most successful out-of-state investor I know routinely checks up on his properties, I would build this into my budget.

They are often quite simple, have few parts, and can be easy to troubleshoot and even do some routine maintenance and minor repairs yourself.I've had to deal with a couple furnace issues in the last year, in both cases a bad logic board was the cause, and we only discovered this after having multiple HVAC companies come out and assess the problem, struggle to find the root cause, often replace other parts unnecessarily, and ultimately shrug their shoulders and recommend a full replacement at $5k+.In one case, I went online, bought a logic board and installed it myself to fix a furnace that wasn't working consistently.

What routine maintenance do you do and do you factor this into your maintenance expense percentage?

I'd rather not get into the "lost in the mail routine". 

I routinely see two-plex up to four-plexes out there.

You can not ask probing questions or details about the disability, however you can ask for proof that they have a qualified disability and even a little about the nature of the disability. 

Examples are retired persons, some housewives and students, and disabled persons.
