The HOA’s should cover things like roof, grounds, exterior insurance, termite, water, pool, etc…The Pro of owning the whole building would be the upside in appreciation down the road if bought in the right area.

Hi everyone. 524 N Robinson Harrison, AR 72601 (If you google it, it has been repainted and has a new roof) Purchase price: $28,000 / Closing costs $500 / Remodel costs $2500 / Loan will be $0 down (leverage), 20 year @ 5% ($185/mo) / Taxes and insurance $100/mo / Expected rent $475/mo / Vacancy rate and maintenance: who knows I thought it looked good, but can y'all help me crunch those fancy numbers?

Meaning the house looks good from the moment you pull up: Siding is good, good roof, nice yard/landscaping, etc.Also, check your mechanicals.

While they were at it, I had them do the two properties in-between ours: one is another rental; the other is an elderly lady whose health is deteriorating.Today, I went over to place snow shovels at the two properties and noticed that the neighbour landlord had trimmed all of his trees that were overhanging our roof.

Hello all, I own a 4plex in Louisiana and I know it has 4 vents on the roof, but the vents don't have a protected cover going from the upstairs bathroom out of the roof.So I think the vents just suck up the hot air and it seeps out at any one of the combined 4 vents.Question: Is this normal in a 4plex or should there be a tube the air goes up?
