I’m getting my foot in the door into real estate investing and would love to hear advice, network with people and all that good stuff! 

The last 4-6 houses I bought were between $6.50 and $9 a square foot. 

I was budgeting $50 per month for oil for a 2-bed 1000 square foot condo.

Unfortunately, you need to learn with tenants, you let them cross the line on stuff, it never gets better until you put your foot down.If they were Sec 8, did their case-worker know the tenant is supposed to pay for utilities?

I know a lot of wholesalers in the Ohio market...and I can't think of any of them telling me stories about them getting a foot hold by attending open houses. 

I pay about $1 more per square foot installed than if I used carpet, but carpets 5-7 years and LVP I've not replaced.  

We have a very robust & ever evolving commercial/agricultural/real estate market.      

Then we went inside and found active termite damage, ruined ceilings, mold, and a 6-7 foot crack in the floor in the kitchen.

I have another house that I'm going to be taking down a 60 foot saucer magnolia, which is a magnificent tree and I hate to take it down but it was planted way too close to the house in the front yard, and right over the sewer line.
