Try as you might, agents like myself can, and do act on my own behalf using the sales skills that I've honed over 18 years.It is ridiculous to believe that I.. as a licensed Broker with over 18 years experience negotiating both Bank, Short Sale, as well as Investor deals... seeing what I've seen, and knowing what I know... to NOT wholesale.Any thought that I should be held to some "jeez, you should be worried about the Seller" sentiment is better left for the National Association of Realtor® commercials.  

Requiring someone to pass on an inspection report seems ridiculous.

I am still new here and this city is so ridiculously huge I have just been concentrating on stuff nearby mostly north of the inner loop and I haven't yet see any of those up my way but I am guessing they are not listed often if they are around and likely snatched up pretty quickly if they cash flow well.

When they first came out they were ridiculously expensive and not that reliable.

Found out on one of those deals that the buyer had no contingencies including 0 day due dilligence, short close time and a ridiculous high earnest money.

I think the law is kind of ridiculous.

All you need do is find a conservative friend and ask if you can read their Facebook feed, talk to their friends, listen to their radio, or whatever flips your pickle.Of course we can't blame Disney's downturn completely on this phenomena, there are other factors at play, as you noted.....but to ignore and ridicule this as you and @Ryan Moyer have done is just silly.
