Blowing the whistle isn't easy, and it comes with its own consequences, but it's nice to see someone standing up for the reputation of their profession.

Try dealing with Realtors and brokers in the future with a reputation of carrying on shady practicies and see how that works for you in the long term. :)

Moreover, no reputable investor/HML/etc should accept "all your money" if $15k is all you have to invest.

"Big Time Investors" have gotten to be synonymous with Carpet Baggers in these parts; bad reputation and big money.

Dave Van Horn has a firm that trade second liens with a good reputation.

Find a market you like (Somewhere with non stop flight) and then find a reputable PM company.

My group and I have not developed a reputation of performing nor the network of people to bring us good deals.
