I live in NYC so currently on the fence about giving it a go to self manage or at least until I find a reputable management company.

I know it's your mentor who's saying it, but when people talk about getting homes for "FREE," (in all caps) my bs meter starts to go off (I think it's the same for most reputable people here on BP).  

They know the market well and maintain an exceptional reputation.  

Brian Cloud has a good reputation in the Birmingham area.

Of course, I can just as well.Alternatively, @Dave Foster and @Bill Exeter are both equally as qualified and reputable. 

As I mentioned, the plumber is a very reputable company.

These sites are fighting hard for their reputation (and our investment dollars), and I suspect they will respond.

The key here is knowing about their reputation, standards, and service before and after the sale.One of the key benefits of working with the nationwide provider such as our company, is we are completely agnostic when it comes to markets, neighborhoods, providers, inspectors, etc.If you're working directly with a local provider then all they can talk to you about, and sell you, is their own personal inventory.
