In CA all multiplex units are rent controlled and lease can only be terminated for a few reasons that are spelled out in the rent control regulation.. 

Depending on your states regulations, it might be completely fine to do so.

I know town of Lloyd just passed an ordinance to regulate STR and I was interested in Highland.  

But here is the regulation in short form:🌙 - Short-term rentals are defined as rentals of less than 30 days.💼 - Under the new regulations, property owners will need to obtain a short-term rental permit, pay a fee, and comply with various safety and health requirements.🛌 - The regulations also limit the number of occupants in a short-term rental to two persons per bedroom plus two additional persons.📞 - Short-term rental operators must also provide contact information to neighbors and respond to complaints within 30 minutes.💬 - The regulations were developed with input from stakeholders, including short-term rental operators, residents, and community organizations.

You have guests that can drastically change the climate in the pool room by popping open garage doors, then you have problems maintaining that environment.  

Prior to my city's regulations pushing other investors out of the market, the nightly rates were not much higher than a long term rental would bring in.

The regulations for owner occupied property are federally regulated, including required licensing and disclosures.

@Luke J Nelsen You should get used to this rising rate environment and build in tolerance in your analysis.can't imagine an actual "good deal" that would become a bad deal due to a 0.5-1% rate increase.

Besides parking, does the city actually regulate how many separate families can stay at a location?
