Its pretty tough wholesaling houses that are in great condition.  

I try and let folks know that every one of my clients I do have that "fiduciary duty" to them all and pretty much every person I come across I try and be friendly to them.   

Where I'm at we have suburbs of suburbs, all pretty valid for a commute to a major area or commerce or employment.I'm curious of your overall thoughts on commercial property, however; this is the first time that I've seen commercial real estate listed on the BP forums in my short couple of months here so far. 

Does anybody know if small banks, credit unions and the like have these types of products and are pretty typical?

How big of a risk am I taking. 100,000k is pretty much all of my business capital and this still is not 20% the banks want.

I know these worlds pretty well and I beleive that I can help others with coverage/policy/estimating questions.

That in conjunction with planned immigration numbers into the GTA make it a pretty safe bet in my eyes.

I'm pretty sure they'd want to know, and they're probably not going to be happy about it.But even without any legal obligation, I'd have to say it's at least common courtesy.
