I may be reading you post  incorrectly as IDK what you mean between "custodian" and "provider" but you still have to have a custodian as the LLC would be owned by your SDIRA as just another asset.

Your post doesn't make any sense and doesn't give anyone an idea of how they can help you other than that maybe you need a connection for a mortgage.

Contractors provide a finished product , we are not labor suppliers .

My main goal is to understand what types of loan products are available, and we are now more open to analyzing out of state purchases.We are eager to make our first purchase within the next 3-6 months.

There are also several hard money lenders as well as lenders that specialize in DSCR or Non QM loan products too.
