You can succeed even now if you have enough money so you are in control of when to sell, and your tenants are screened more than well.  

Make sure to open a separate business account for the LLC to avoid co-mingling personal and rental funds.Unless legally required, avoid getting MMLLC as it requires you to file a separate tax return.

Systematically follow up via phone, text, email, social media engagement, in-person, etc.

A great way to network and meet people in your local community is to attend in person meet ups.

For me, and the advice I give my buyers:  Almost everything boils down to money.

You can also hold money for maintenance, capex, taxes, insurance, or other projected expenses.

I was doing checks on people who never lived out of my state and getting a clean background but they weren't searching the only state this person ever lived in.
