It's not a perfect science of course, and there are bumps in the road, but it avoids inheriting a known problem.As for a property manger not running a credit report, that seems crazy!

It's in a fantastic location, perfect for the type of tenants I'd like to attract. it seems the electrical panel is a mess.

I feel like the return will end up being low to nothing. (2) PM is something that is a skill and a system that needs to be perfected and I feel like you're underestimating (1) the difficulty and (2) the importance of a good property manager.

It's definitely not a perfect system but we don't have any issue renting out the vast majority of our houses.

We don't have a large amount of capital to invest and it seems that wholesaling may be the perfect fit to get our business off the ground.
