There is absolutely no debate that if you have 10 rentals, all belonging to the same asset class, that were the class suddenly to go to hell in a hand basket you aren't going to be in for some pain---major pain.

Every State and Commonwealth has their own laws (think State's Rights).Counties make have local rules, but not laws.Since there different types of probates (formal, informal, small estates) the timeline may also differ.In addition, with a formal estate the administrator will typically have certain interim powers that are not applicable for an infirmary probate PR.

Yes, I've spoken with several designers now and not just the fees, but the requirements for big ticket improvements like double pain energy efficient Windows, new water line, etc...it adds up fast!!

The existing flooring was nailed down with these flooring nails that were a pain to try and remove, so we ended up nailing them down further into the wood in most cases.
