Not sure how this is anything unique or outstanding pretty basic and common tactics for the real estate industry.

To clarify something that may not have been clear in the initial post: I used the lender's calculator to estimate amortization schedule and the current outstanding balance is around 25% of fair market value, so there's 75% of equity remaining after debt settlement to cover commissions, closing costs, and net proceeds to the seller.
