First, you aren't maximizing your first residence since you aren't getting any income from it so what is the plan on the next one? 

I personally wont give a wholesaler a non refundable deposit.. if the deal cant close for some reason they will normally ghost you.. this is probably new western or one of those outfits.. who rely on FOMO high pressure to get the deposits up front and released like that.

We'd like to buy in Southern California to be near family one day.

(S)he should have access to a number of insurers and policy types.I checked with Proper and Steadily and both do not allow more than one booking in a house at the same time.I'm wondering if there are any other insurances that do allow it?

I manage all my properties except one so it would be hard to say I don't have the required hours.I also don't have a day job and RE is all I do.

I would punt the deal and go get one that’s not going to suck your energy.
