English is not the contractor's first language and English is the only language that the tenant understands and I'll leave it at that.What do you folks think?

1) depends on the actual language in your state realtor contracts2) the agent would have to be asleep at the wheel to let his seller accept a contract without a legit POF/preapproval.

I don't think there are many buildings that have official names.. even in historic districts, you maybe can't change the appearance of a building, but you can call the business inside it whatever you want.In the example, you'd simply pull the old sign down and put up a new one, probably as part of whatever other remodel you'd do.

Every bank is different and will approach this deal differently but if you walk in the right way, speak their language and package the opportunity and your financials correctly you will be calling the shots.

The standard contract in NV has language that says if a former listing brings a buyer within x days of contract termination the agen is due the commission.
