Tyrus,I just listened to a Bigger Pockets Podcast #38 of Travis Daggett where he discussed buying HUD homes in Mobile, Alabama and wholesaling them by using his real estate agent who runs a Property Management company down there.

I have two summer interns working in my insurance agency and it takes a lot of time, energy and focus away from my core business.

These things don't look much different than an old small singlewide mobile home might look.

My question is why are Fannie/Freddic and the other properties held by these agencies so lengthy to get into on the investment side?

In the old days when I had an insurance agency, I sold a life insurance policy to an insurance agent in another company, so yes, you can certainly do a deal with an owner/broker-agent.

I also invest in mobile homes on land and have several in Hunt and Kaufman counties.

For example, you cant put a single post grad girl from the suburbs, in the ghetto - believe Ive tried.My mobile home tenants (in one area), are flirting with the poverty line; government assistance, food stamps, etc.
