All of my LOs as the Optionee have been from sudden sellers (sudden job transfer, divorce, health, default) of pretty houses with low equity.I didn't do any of the tricks you mentioned, but they weren't listed on zillow or wherever either.

We're still working on firming up the remodel cost and purchase price as we are not yet under contract.I looked into a 203k rehab, but their limits are too low to complete the necessary work.

My wife and I just purchased our first property in Houston TX  with our VA loan.We got very lucky and purchased a home for 50k in a neighborhood that goes from the low 90k-120klooking for some advice to what moves i can make with this current property to invest in other properties to hold and rent.

I know this because I happen to be born and raised in in some of the hottest areas in the city right now.Since I'm black and from these areas, I personally  have no problem renting to low income people,  or people of color.

That involves investigating all of the associated costs of the conversion itself, the time to complete that conversion during which no rents will be coming in but there will be the usual carrying costs, and the potential reduction in today's cost the landlord pays for the centralized utilities, and even the possibility of having a difference in rent.
