If you don't have a connection at all really and aren't that familiar with a rehab yourself then yeah maybe go with something that just needs a light painting and such and keep it as a rental.

We bought a home in a great location with good bones, but every room, walls (99% had wallpaper), lights, outlets, switches, floor, doors, bathrooms, and kitchen needed help!

I can find the time to do a light rehab myself (carpets, painting, maybe some pergo flooring, etc), but there's no way I can do a gut reno myself and hold down my salaried job.

The knob and tube he did open up a light switch upstairs to confirm it was 3 part wire, I guess I easily could have checked a few more switches my self.
