[BUT] Since there are so many near you, if you become an expert on these structures, ie. structure X in a B area with 2000-ish (code) wiring and a new sewer main line sold for $XXXXX,structure Y in a B area with 1969-ish (code) wiring and a new sewer main line sold for $YYYYY,Electricians charge A for an up to now Code redo, (is it required if you do a B remodel, etc...)And walk as many as you can that are for sale and keep some decent notes, it will lessen your risk of buying a "Money Pit".Know your insurance rates, and if you get breaks in price for certain newer wired places or not.Good Luck!

It sounds like these properties are worth negative $’s (if the lien is $500k and the property is $70k) and she should have refused the inheritance.

I inherited tenants, one of the tenants is fighting me tooth and nail every time I try to enter the unit for inspections and with contractors for quotes.

In this particular deal, the tenants were inherited but after running credit they were well below 600, and we're also illegally sub-leasing the unit to a stranger, months behind on rent & also had lizard's no joke just roaming the apartment lol.

We inherited quite the permitting issue, so we are coughing up the time and money to make some portions of the place more legitimate, such as the ADU.

Lastly, most people will tell you inherited tenants rarely work out well.
